Challenge: Driven by its need for an expanded risk management approach due to a very aggressive acquisition plan of approximately $1 billion over a relatively short period of time, this major REIT invited CMS to bid on their certificate management program.

Action: To ensure that the REIT's risk transfer program was effective in dealing with the thousands of tenants and consequently hundreds of vendors that occupied or visited their facilities, we provided automated certificate management services utilizing our proprietary software. This scans, catalogues and archives certificates to ensure the adequacy and availability of coverage in the event of a claim tender situation. The service includes letters notifying tenant or contractors of the particular deficiencies in their program and diaries the client for follow up.

Result: Automating the client’s certificate management process has not only eliminated the administrative burden on the client, but allowed the client to transfer their assumption of risk. Also, the client now has 24-hour access to certificates via the Internet.

CMS Saves Client From 25 Manhour Paperchase

Challenge: Our client—a restaurant—contracted with a small local baker to provide baked goods for a special event. The baker, in turn, used an independent contractor for deliveries, an action which was not specified when the agreement with the restaurant was signed. During the delivery, the independent contractor accidentally demolished the dock's garage door, which caused a claim of $30,000 with the building in which the restaurant was located.

Action: The certificate for the baker was on file and approved in the CMS system with the specific insurance limits, as dictated by the restaurant, along with a copy of the contract, which the restaurant requires for compliance. The restaurant was unaware of hte independent contractor; therefore, a certificate was not on file in the system.

Result: The restaurant easily settled the claim without litigation using the baker’s insurance. They were also able to find the contract and corresponding certificate within seconds via the tracking system.
